Precast Stairs & Modular Seating for a Groundbreaking Biomedical Facility
Bespoke precast solutions delivered on a live university campus
A Smarter Precast Approach for a Complex Site
Willmott Dixon was appointed to deliver the Interdisciplinary Biomedical Research Building at the University of Warwick, a state-of-the-art facility housing 300 researchers, a 400-seat lecture theatre, and world-class laboratories.
We were asked to design, manufacture, and install a suite of bespoke precast elements: a main staircase in the entrance hall and modular seating units for the building’s exterior and public spaces. Working on a live campus meant that access was tight, disruption needed to be minimised, and installation methods were carefully planned.
Project Overview
- Client – The University of Warwick
- Location – Warwickshire
- Sector – Education / Healthcare
- Services Provided – Design, supply & installation
- Project – Interdisciplinary Biomedical Research Building
- Products Supplied – Precast stairs & modular seating units
- Installation Duration – 2 weeks
Project Background
The new Biomedical Research Building was designed to bring together specialists from various disciplines within a single, collaborative space. As a Grade A facility, the design required high-quality finishes and resilient, long-lasting public realm features.
Key challenges included:
- Restricted access on a live university campus
- Weight limits imposed by the structural engineer due to suspended slabs
- The need to design bespoke moulds and reinforcement layouts within tight programme deadlines
Our Solution
Why Precast Concrete
By manufacturing the stairs and seating off-site, we could guarantee precise dimensions, achieve the required surface finishes, and speed up the programme compared to in-situ alternatives.
AutoCAD modelling ensured each unit was designed with the correct weight and geometry before manufacture.
Key benefits for this project included:
Faster Programme – units manufactured in 8 weeks and installed in just 2 weeks
Reduced load – stair width adjusted to meet slab restrictions without compromising design
Safer installation – units positioned in one movement with specialised equipment
Durable finish – precast surfaces designed for long-term use in high-traffic areas
The Results
The installation was completed on schedule and without disrupting campus operations, despite access challenges. Around 48 bespoke seating units were installed around the building’s exterior, while the main timber-clad staircase served as a striking centrepiece inside.
The wider project also achieved strong sustainability credentials, with over 50% of the building delivered as pre-manufactured value. Our contribution aligned with this by reducing site time, minimising waste, and delivering precision-engineered units ready for installation.
Products Used In This Project
Bespoke Precast Stairs
Custom-designed to meet structural load requirements, our precast stairs were manufactured off-site, delivered on schedule, and installed in a single lift to minimise disruption.
Best for: Large public buildings with high footfall
Key features: Bespoke mould design, precision finish, reduced load for suspended slab installation
Modular Precast Seating Units
48 seating units were manufactured in bespoke moulds and delivered in just 8 weeks, providing durable, low-maintenance outdoor seating around the building.
Best for: Public spaces, external landscaping, and campus facilities
Key features: Off-site manufacture, robust finish, faster install than in-situ alternatives
